Popcorn and textured ceiling cleaning

Popcorn and textured ceilings yellow over time from cooking, smoke and everyday dust — and you can't just wipe them without knocking the texture down. We clean popcorn, stipple and California knockdown ceilings in Edmonton-area homes, condos, rentals and businesses with a 100% biodegradable, non-toxic, food-grade solution.

Why you can't just scrub it

Popcorn and other spray textures are soft. Scrubbing, vacuuming or a damp mop pulls pieces off and leaves bald patches that are harder to fix than the original stain.

Painting over a yellowed ceiling often doesn't work either — smoke and grease stains can bleed straight back through the new paint.

02

Clean it before you paint or scrape it

Most yellowing sits on the surface. Cleaning brings the texture back toward its original colour for a fraction of what removal or a re-spray costs, and without the mess of either.

If you still want to paint afterwards, the paint goes onto a clean surface and is far less likely to stain through.

03

Older homes: a word about asbestos

Alberta Health Services lists textured ceiling finishes among the materials that may contain asbestos in buildings from before about 1990. If the texture is in good condition and isn't disturbed, it isn't a health risk.

We clean the surface — we don't scrape, sand or remove texture. If your ceiling is damaged or crumbling, or you're planning to remove it, have it tested first. Barry will ask when your home was built.

Homes, condos and rentals

Yellowed ceilings are one of the first things a buyer or new tenant notices. We clean textured ceilings in houses, condos and rentals, often alongside the walls, and as part of a move-in or move-out clean.

Common questions

Can popcorn ceilings be cleaned?

Yes. Most yellowing and grime sits on the surface of the texture and can be lifted off without scraping, as long as the ceiling is in sound condition.

Will cleaning damage the texture?

No. We don't scrub, scrape or soak the ceiling. Our biodegradable, non-toxic solution lifts grime off the surface so the texture stays intact.

Does my popcorn ceiling contain asbestos?

It might if the building is from before about 1990. Alberta Health Services advises leaving materials that may contain asbestos undisturbed and having them tested by an environmental consultant before any renovation. We clean the surface only; we don't scrape or remove texture.

Should I clean, paint or remove my popcorn ceiling?

Cleaning is the cheapest and least disruptive, and it is often enough. Paint can stain through if the ceiling isn't cleaned first. Removal is the most expensive and messiest, and older ceilings need testing before anyone disturbs them.

Do you clean ceilings in condos and rentals?

Yes — houses, condos, rentals and any other space, as well as commercial buildings.

How much does popcorn ceiling cleaning cost?

It depends on the size of the rooms and how heavily stained the ceiling is. Barry gives you a firm price after looking at it. Estimates are free.
