Home/Ceiling tile replacement

Ceiling tile replacement

A few stained, sagging or water-damaged tiles don't mean the whole ceiling has to go. We replace the damaged ones and clean everything else back to its original colour in the same visit — so the new tiles don't stand out against yellowed old ones.

01

Clean the good ones, replace the bad ones

In most drop ceilings only a handful of tiles are actually damaged. The rest are just dirty — grease, smoke and dust sitting on the surface.

Cleaning those and replacing only what's broken costs a fraction of a full ceiling replacement, with no demolition, no disposal fees and no days of disruption.

02

Why a few new tiles stand out

Swap three tiles in a yellowed ceiling and you get three bright white squares that make everything around them look worse.

Cleaning the existing tiles at the same visit closes that gap, so the ceiling reads as one finished surface again.

03

Water damage: fix the leak first

A water-stained tile is usually a symptom. If the leak above it is still active, a new tile will stain again within weeks.

Barry will point out anything that looks like an ongoing leak so you can get it fixed before the new tiles go in.

04

Getting a close match

Drop-ceiling tiles come in many sizes, edge profiles and surface patterns. Barry checks what you have and sources the closest available match.

Where an older pattern has been discontinued, we can move a few original tiles to the most visible spots and put the replacements where they'll be noticed least.

What we replace

Common questions

Can water-stained ceiling tiles be cleaned?

Light surface staining sometimes can, but a tile that has been soaked is usually damaged inside. It's often weaker, may sag and can hold mould, so replacement is normally the right call.

Will the new tiles match the old ones?

We source the closest available match and clean the existing tiles at the same visit, so the difference is as small as possible. Where an older pattern is discontinued, we place replacements where they'll be noticed least.

Do I need to replace the whole ceiling?

Rarely. Most ceilings only have a few damaged tiles — the rest just need cleaning.

Do you replace tiles in homes?

Yes — including drop ceilings in basements, as well as offices, restaurants, schools and retail spaces.

How much does ceiling tile replacement cost?

It depends on how many tiles need replacing, the tile type and how much of the ceiling needs cleaning. Barry gives you a firm price after looking at it. Estimates are free.
